This application is a request for approval of a land use map amendment and zoning map amendment for approximately 2.62 acres located at approximately 736 East 12300 South and 749-763 East Pioneer Road.  The site has a land use designation of Neighborhood Commercial and Town Center and is currently zoned RA2.  The applicant is requesting to change the land use designation for the southern portion (approximately .99 acres) of the property from Town Center to Neighborhood Commercial and to rezone the entire site from RA2 to CC.

The Planning Commission forwarded a negative recommendation on June 11, 2020 with a vote of 4-1.

For approval:

1. That DCMC Section 9-5-060(E) provides for and outlines the process for amending the text of the DCMC.
2.  That this map amendment does not compromise any of the five factors listed in DCMC Section 9-5-060(E)(1).
3.  That the proposed land use map amendment complies with DCMC Section 9-2-020(F).

For denial:

1. That this map amendment compromises one or more of the five factors listed in DCMC Section 9-5-060(E)(1).
